What BSD and ABSD mean
Stamp duty is a tax on property transaction documents. For a buyer, the two common duties to understand are Buyer’s Stamp Duty (BSD) and Additional Buyer’s Stamp Duty (ABSD). This calculator gives a first-pass estimate based on the property value and buyer profile you enter.
BSD is paid when you buy or acquire property. It is calculated on the purchase price or market value, whichever is higher. For purchases on or after 15 Feb 2023, residential BSD is tiered up to 6%, while non-residential BSD is tiered up to 5%.
ABSD is an extra duty for residential property. Whether you pay it depends on your buyer profile and how many residential properties you already own. It is charged on top of BSD, not instead of BSD.
BSD is the base duty for buying property. ABSD is profile-based and applies to residential property. For example, a Singapore Citizen buying a first residential property usually has no ABSD, while a second residential property is currently subject to 20% ABSD. Foreigners buying residential property are currently subject to 60% ABSD.
